Affordable Homes Update

Breaking Ground in June, Finishing in 98 Days

Back in June, we broke ground on five brand-new, single-family homes in the historic Durkeeville neighborhood of Jacksonville. Today, just 98 days later, they are finished and ready for families to move in. This milestone marks a bold step forward in our mission to build affordable, quality housing in communities that have long been overlooked.

From day one, we at First Coast Construction USA committed to doing things differently. We brought our hands-on craftsmanship, lean team structure, and local expertise into each build—enabling us to stay nimble, control costs, keep schedules tight, and deliver results that make a difference.

A True Community Partnership

We are grateful for our growing partnership with the Jacksonville Housing Authority (“JHA”) and the City of Jacksonville. Their trust, vision, and support have enabled this exciting project to move from concept to completion in record time.

Collaborations like this are rooted in shared values: making homeownership or quality housing accessible, investing in neighborhood revitalization, and ensuring that families, first-time buyers, and underserved communities have a real opportunity to thrive. According to local reporting, the city and JHA recently celebrated five new affordable homes in Durkeeville, recognizing the long-overdue investment in a historically disinvested area.

We see this not just as one project, but as a model for what can happen when experienced builders, public agencies, and community stakeholders align for the common good.

Why Durkeeville? Why Now?

Durkeeville has deep historical roots in Jacksonville. But like many older neighborhoods, it has suffered from years of under-investment. As one local article noted, these new homes represent “…one step toward solving possibly the city’s most pressing problem: the shortage of affordable housing.”

Why choose this neighborhood for our project?

  • Community revitalization opportunity. By placing quality affordable homes in a neighborhood that has been overlooked, we contribute to stabilizing property values, enhancing neighborhood pride, and delivering long-term community benefit.
  • Strategic timing. Housing affordability remains a widely cited concern in Jacksonville. In a recent survey, a plurality of voters identified housing costs as the most important issue facing the city.
  • Local expertise. Our team knows the St. Augustine / Jacksonville region, understands permitting, zoning, climate considerations (especially in historic neighborhoods), and can deliver with efficiency and care.

The Homes: Built for Families and Durability

Here’s a closer look at what we built:

  • Five single-family homes, ready for move-in in just 98 days from groundbreaking.
  • Designed with durability in mind: energy-efficiency, quality materials, and layouts that serve families and first-time buyers alike.
  • Built by our lean, on-site team — which means less overhead, more direct oversight, and better value passed to buyers and end users.
  • Price- and value-conscious: we are committed to the principle that affordable doesn’t mean low quality. We believe every homeowner deserves craftsmanship, integrity, and a home that stands the test of time.
  • Located in a revitalizing neighborhood, bringing new life, new opportunities, and new hope for families who historically may have faced limited housing options.

What This Means for First-Time Buyers, Investors & Agencies

For First-Time Buyers / Low-Income Households

Our work in Durkeeville exemplifies our service, building Affordable Homes for First-Time Buyers. We understand the challenges faced by families transitioning from renting to owning: tight budgets, limited loan availability, unfamiliar paths. In partnerships like this one, we can bring the design, build, and delivery under control, so the buyer can focus on homeownership rather than unexpected construction issues.

For Real-Estate Investors

While this particular project was focused on owner-occupants, the same lean-team, cost-controlled, quality-driven approach applies to our Investor-Focused Construction services. Investors looking for dependable, turnkey housing stock benefit when builders deliver on time, within budget, and built for long-term durability and rental performance.

For Government Agencies & Housing Authorities

Our partnership with JHA underscores our capability in Government Contract Construction Services. Agencies seeking partners that bring craftsmanship, compliance, transparency, and local accountability will find our team well-suited to serve. Low overhead, experienced hand-on teams, and a commitment to community value are central to our promise.

The Process: Lean Team, Hands-On Craftsmanship

What enabled us to deliver in 98 days? Several key factors:

  • Streamlined decision-making. With a lean team, fewer layers of management, and direct on-site involvement, we kept things moving.
  • Pre-planning and permitting focus. We engaged early with permitting agencies, understood the zoning and climate demands for the neighborhood, and aligned the schedule accordingly.
  • Local sourcing and relationships. Because we’re a regional builder, we already have established relationships with suppliers, subs, and inspectors, which reduces delays and cost overruns.
  • Quality controls built-in. Even though the timeline was tight, we did not compromise on craftsmanship. Each build received our standard on-site supervision, quality checklists, and owner involvement.
  • Open communication & transparency. We kept our agency partner, JHA, and the City stakeholders updated. The transparency of schedule, budget, and scope means fewer surprises and smoother delivery.

Community Impact: More Than Bricks and Mortar

This project is not just about building homes; it’s about building hope, stability, and community-momentum. In neighborhoods like Durkeeville, the arrival of quality affordable housing signals a shift: it says that this community matters; that first-time and low-income buyers deserve quality homes; that we’re invested in the long run.

By placing homes here, we help:

  • Provide stable housing for families who might otherwise face extended waitlists or subpar options.
  • Enhance neighborhood vitality by increasing occupancy, creating home-owners (rather than absentee rentals), and encouraging investment in surrounding blocks.
  • Support local government goals, for instance, the City of Jacksonville noted that as of June there were roughly 24,000 people on the waitlist for affordable housing.
  • Create replicable models for affordable home-building that other neighborhoods, cities, and agencies can adopt.

What’s Next: Scaling the Approach

We see this Durkeeville project as the first of many. If we’ve learned anything, it’s that when you line up the right team, the right process, the right partners, you can deliver fast, you can deliver affordably, and you can deliver quality.

Here’s what we’re working toward:

  • Identifying additional infill lots and under-used properties in other neighborhoods where affordable housing is needed.
  • Scaling our new construction and spec-home capabilities to bring more units on line without sacrificing craftsmanship or budget discipline.
  • Deepening our partnerships with housing authorities, nonprofits, and city agencies to align funding, permitting, and delivery.
  • Sharing our model of “lean, hands-on, local accountability” to demonstrate that affordable housing doesn’t have to mean “cheap build,” it means smart build.
